Right now I'm in an apartment complex (no roommate or anything like that). I don't want to live in a duplex or anything like that. Just a straight up house. Looking in the $40K+ range.

Single/double and is that to buy or the deposit. No way you'll get a house for 40k.

I just meant I was looking in the 40 and plus range, nothing less than 40k. I've found a couple for 49K.

You won't get a stand alone house for under 400k here not sure where you live but I doubt the discrepancy would be that large.
